Board of Directors Elections
The annual director election is the one nearly every California association has to run, and Civil Code § 5100(a)(2) requires a seat to go to a vote when its term expires and at least once every four years. We act as the independent third party under § 5110: we build the voter list, mail the double-envelope ballots, hold them sealed, count them in public at your meeting, and hand you a signed written result.
Who this is for
Self-managed associations with nobody neutral to run the count, and managed associations whose management company is disqualified from doing it under § 5110(b).
What's included
- Voter list built and verified against your membership records
- Double-envelope secret ballots printed, assembled and mailed
- Ballots held sealed and unopened until the count meeting
- Votes counted in public at your properly noticed meeting
- Signed written result: prima facie evidence under § 5110(d)
- Sealed ballots kept in our custody through the § 5145 challenge window
Where we run this
Board of Directors Elections for homeowners associations in San Diego County and Sacramento County. The count happens in public at your meeting under Civil Code § 5120, so we only take on elections where we can be in the room or on the call for it.
